Interest Rates and the 10year T bill

The 10 year Treasury Bill has been the benchmark for setting mortgage interest rates. As of 3:30 EDT the 10 Year is posting a yield of 4.77% which is 13 bips better than yesterdays close and is beginning to show some positive change for mortgage interest rates. Most of our preferred lenders are either in the process of reducing rates or have already improved their mortgage pricing.
