Why a Veteran Owned Mortgage Broker in Chester County Makes the Difference on Your VA Loan

Choosing a veteran owned mortgage broker Chester County veterans can count on should be simple, and it matters more than most people realize. A VA loan is the single best mortgage benefit in the country, but it is also the most demanding loan to close, and who handles it changes everything. With Veterans Day here, I want to tell you why this is personal for our family, share a story I will carry for the rest of my life, and walk you through what your VA benefit actually gives you.

I am J.R. Conway, owner and VP of CM Mortgage Services Inc., a second generation, family owned, veteran owned mortgage brokerage at 1240 West Chester Pike in West Chester. My father, Jim, started this company. He served in the United States Marine Corps during the Vietnam War, came home, used his GI Bill benefit to put himself through college, and built this business from nothing. We have held our VA originator identification number since 1991. So when I say veteran owned, I do not mean it as a label we bought. I mean it is the reason this company exists.

A Story I Will Never Forget

Let me tell you about one VA loan, because it tells you everything about how we treat them.

I had been working with a borrower and his wife for about a year, helping them fix their credit so they could buy a home. Partway through, he got deployed to Afghanistan. A lot of loan officers would have put the file down right there. We did not. I worked the loan with both of them while he was overseas fighting for our country, with very limited ways to reach him.

It was a hard file. On a VA loan for an active duty service member who is deployed, you have to verify that the veteran is alive before you can go to settlement. I made more phone calls chasing that one piece of proof than I have made on any loan in my career. We also had to set up a power of attorney, since he was overseas, and then get documents signed and stay in full compliance from the other side of the world. We got it done.

I went to settlement with just his wife. She was overjoyed. The only thing I felt bad about was how much power of attorney paperwork she had to sign to get her family their home. A VA loan is the most paperwork intensive closing that exists in the mortgage business today, and this one tested all of it.

About a year later, a box showed up at my office from the family. Inside was an American flag. It had been flown over their base in Afghanistan and sent to me as a thank you for helping our military. In over 20 years, I have never received a better gift from a borrower. That flag is what veteran owned means to me.

What Your VA Loan Actually Gives You

If you have earned this benefit, here is what it does, and it is remarkable.

No down payment. A VA loan lets eligible veterans buy with zero down. That alone puts a home within reach years earlier than most other loans.

No monthly mortgage insurance. This is the quiet giant. FHA and low down payment conventional loans both charge monthly mortgage insurance. VA does not, ever. That saves you real money every single month for the life of the loan.

Strong rates with no pricing penalties. VA loans do not carry the loan level price adjustments that raise conventional rates for lower credit scores, so your rate stays competitive even if your credit is still coming together.

The funding fee, and who skips it. VA loans have a one time funding fee instead of monthly insurance. For first time use with no money down it is 2.15 percent, and it drops if you put money down, to 1.5 percent at 5 percent down and 1.25 percent at 10 percent down. It is usually rolled into the loan. Here is the part that matters most: if you receive compensation for a service connected disability, you are exempt from the funding fee entirely. Purple Heart recipients and many surviving spouses are exempt too.

No loan limit with full entitlement. A veteran with full entitlement has no VA loan limit. You can buy at the price point that fits your family, not a cap.

It is reusable, with no prepayment penalty. This is a benefit you can use again, and you can pay the loan down early without a penalty.

You can read the official details straight from the source at VA.gov, and I broke down the program for our area in my VA loans Chester County guide.

The Honest Part: It Is a Demanding Loan, So Experience Matters

I will always give it to you straight. The VA loan is the most paperwork intensive closing in the business. There are steps and requirements that simply do not exist on other loans, like the deployment and power of attorney situations from that story, entitlement questions, and the VA appraisal, which includes property condition standards to protect you as the buyer.

None of that is a reason to avoid a VA loan. It is a reason to use someone who has done hundreds of them. We have been closing VA loans since 1991, so the quirks that stall a volume shop are routine for us.

There is one more honest reality. In a competitive market, some sellers are wary of VA offers, usually over outdated worries about the appraisal or the timeline. That bias is wrong, and it is beatable. I close VA loans in the same 25 to 30 days as a conventional loan, and I make sure the listing agent knows it, which is a big part of how we win these offers. I wrote about that whole dynamic in my post on why conventional loans are winning Chester County bidding wars. A veteran should never lose a home over a myth, and with the right broker, you do not have to.

Use the Benefit You Earned

If your credit needs a little work first, that is fine, we start there, the same way we did in that story. My guide on improving your credit score in Chester County is a good first step, and from there we get you fully approved through my Chester County pre approval process.

You served. You earned this benefit. The least we can do is handle it with the care it deserves, and for this family, that is not a tagline. It is who we are.

Frequently Asked Questions: VA Loans in Chester County

Do I really need zero down for a VA loan?

Yes. A VA loan lets eligible veterans and service members buy with no down payment at all, which is one of the only true zero down options left. You can put money down if you want to, and doing so lowers your funding fee, but it is not required.

Is there monthly mortgage insurance on a VA loan?

No. This is one of the biggest advantages of the VA loan. Unlike FHA and low down payment conventional loans, VA loans never charge monthly mortgage insurance. That can save you a meaningful amount every month for as long as you own the home.

What is the VA funding fee and can it be waived?

It is a one time fee that replaces monthly mortgage insurance, usually rolled into the loan. For first time use with no money down it is 2.15 percent in 2026, and it is lower if you put money down. If you receive compensation for a service connected disability, you are exempt from the funding fee entirely, and so are Purple Heart recipients and many surviving spouses.

Is there a limit on how much I can borrow with a VA loan?

If you have full entitlement, there is no VA loan limit. You can borrow what you qualify for based on your income and credit, which means a veteran can buy at Chester County price points without hitting a cap. Partial entitlement works differently, and I can walk you through where you stand.

Can a seller reject my offer just because it is a VA loan?

A seller can, but usually it is based on outdated myths about VA appraisals or slow closings. Those worries are not accurate. An experienced broker closes VA loans on the same timeline as conventional and communicates that to the listing agent. Packaging the offer the right way is how we keep veterans from losing homes to that bias.

Why does it matter that a broker is veteran owned?

Because it usually means the VA loan is treated as a priority and handled by people who understand it, not as an afterthought. We have held our VA originator ID since 1991, and the loan is personal to our family. Experience with the real world situations, deployments, powers of attorney, entitlement questions, is what gets these loans closed.
