Buying a Home in Avondale PA: What Southern Chester County Buyers Should Know in 2026
Buying a Home in Avondale PA: What Southern Chester County Buyers Should Know in 2026
Buying a home in Avondale PA gets you something that is getting harder to find in Chester County: room to breathe, prices that still make sense, and a town where people actually know each other. Avondale is small. The borough itself covers less than half a square mile. But the 19311 address reaches well past the borough line into the farmland and neighborhoods around it, and that is where a lot of buyers are finding real value this fall.
If Avondale is on your list, this guide walks you through prices, taxes, schools, loan options, and the local details nobody puts on a listing sheet.
I’m J.R. Conway, owner and Vice President of CM Mortgage Services. I grew up in Chester County, and I’ve spent more than 23 years helping families buy homes here. Our company was founded in 1985 by my father, Jim Conway, a Marine Corps veteran. We are a family business, and we treat the people we work with like neighbors, because most of them are.
Where Is Avondale PA?
Avondale sits in southern Chester County along the East Branch of the White Clay Creek. Route 41 runs right through town as Pennsylvania Avenue. Head south and you are in Delaware in a few minutes. Head north and Route 41 meets the Route 1 bypass, which gets you toward Kennett Square, West Grove, and Oxford quickly.
That location matters. Avondale works well for people who commute to Wilmington, Newark, or the Route 1 corridor. Wilmington is roughly 18 miles away. Philadelphia is about 34 miles, so it is a longer drive for city commuters, but plenty of hybrid workers make it work. If you are coming from the other direction, our post on moving from Delaware to Chester County covers what changes when you cross the line.
The borough has about 1,270 residents. Around it you’ll find London Grove Township, New Garden Township, and Franklin Township. Many homes with an Avondale mailing address actually sit in one of those townships. That detail matters more than you might think, and I’ll explain why in the tax section.
The Avondale Story: Mushrooms, Farms, and Community
You can’t talk about Avondale without talking about mushrooms. This corner of Chester County is the heart of one of the largest mushroom growing regions in the country. Growing houses and family farms are still part of daily life here.
That farming economy built the town. It also built a close community. St. Rocco Parish in Avondale became the first national Hispanic parish in the Archdiocese of Philadelphia, and you’ll hear Spanish and English on the sidewalks. Nearby, Va La Vineyards and local farms bring weekend visitors from all over the region.
One honest local tip: mushroom farming comes with a smell some days, especially near the composting operations. Most residents stop noticing it. Some buyers never get used to it. Before you fall in love with a house, drive by on a warm afternoon and again in the evening. A 20 minute drive can save you from a 30 year regret.
Avondale PA Home Prices in 2026
Because the borough is so small, it only sees a handful of sales each year. The better way to read the market is to look at the whole 19311 area.
Here is what the numbers show right now:
- Median sales price in 19311: about $511,600 in October 2026, down about 2% from a year earlier (RealtyTrac).
- Homes for sale: about 141 listings, up roughly 55% from a year ago.
- Chester County comparison: the countywide median listing price has been running around $650,000 this fall.
So what does that mean for you? More homes on the market means more choices and more room to negotiate. Prices have leveled off instead of climbing. That’s a big shift from the 2021 to 2023 stretch, when buyers had to waive everything just to get a seat at the table.
You’ll find a real mix here. Inside the borough, there are older single homes and twins close to town. Out in the townships, you’ll see newer neighborhoods, larger lots, and farm properties. The spread in price is wide, so your budget goes further if you’re open to different styles.
Avondale fits into the same southern county value story we covered in buying a home in Oxford PA and buying a home in West Grove PA. If you’re comparing several towns, our list of affordable towns in Chester County is a good next read.
Avon Grove Schools and Why Your Exact Address Matters
Avondale Borough is part of the Avon Grove School District. The district also serves West Grove Borough and Franklin, London Britain, London Grove, New London, and Penn Townships. Avon Grove High School offers Advanced Placement courses and earned College Board AP Honor Roll recognition in recent years.
Here’s the catch. Some homes with an Avondale 19311 mailing address sit in New Garden Township, which is part of the Kennett Consolidated School District instead. Same mailing address, different school district, different tax bill.
Always confirm the school district by the property’s parcel, not the zip code. If schools are a deciding factor for your family, check this before you write an offer.
Property Taxes When Buying a Home in Avondale PA
Lower prices do not always mean lower taxes. This is the most common surprise I see in southern Chester County.
For the 2026 to 2027 school year, the Avon Grove School District millage rate is 37.26 mills, according to the Avon Grove School District. In plain terms, every $100,000 of assessed value costs you $3,726 a year in school tax alone. County and municipal taxes come on top of that.
Chester County assessments have not been reset across the board in decades, so two similar homes on the same street can carry very different tax bills. That’s why I never quote taxes from a zip code average. I pull the actual tax bill for the actual house and build your payment from there.

Loan Options That Work in Avondale
At a median price around $512,000, most Avondale purchases sit well under the 2026 conforming loan limit of $832,750. That puts most buyers right where I do my best work.
Conventional loans are the strongest offer in most situations. Sellers like them, and with a good credit score you can buy with as little as 3% to 5% down. Learn more about conventional loans in Chester County. If your household income falls under the 80% AMI limit of $98,160, HomeReady can lower your mortgage insurance and improve pricing.
FHA loans help buyers with less than perfect credit or a higher debt load. With more inventory in the area, FHA offers are getting a fairer look than they did a few years ago. See our breakdown of FHA loan requirements in Chester County.
USDA loans deserve an honest conversation here. Much of the area around Avondale has historically been eligible for USDA financing, which allows zero down for buyers who meet the income limits. But eligibility is address specific, so check the USDA Property Eligibility Map for the exact property. USDA can be a great fit for the right buyer, especially someone with solid income and limited savings. When several offers land on the same house, though, conventional usually wins. Read more on our USDA loan program page.
VA loans remain the best deal in mortgage lending for those who served. Zero down, no monthly mortgage insurance, and competitive rates. As a veteran owned company, these loans mean a lot to us. Visit our VA loans page.
How Much Cash Do You Really Need?
This is where many buyers get caught off guard. In Chester County, plan on closing costs of about 4.5% to 5% of the purchase price. That includes the transfer tax, title insurance, prepaid taxes and insurance, and lender fees.
Here’s a simple example on a $500,000 home:
- With 10% down: $50,000 down plus about $22,500 to $25,000 in closing costs, for roughly $72,500 to $75,000 total.
- With 5% down: $25,000 down plus the same closing costs, for roughly $47,500 to $50,000 total.
Your numbers will depend on the property, the taxes, and your loan type. Our guide to closing costs in Chester County breaks every piece down.
Is Avondale Right for You?
Avondale tends to be a great fit if you:
- Want more home for your money than central or northern Chester County offers
- Commute toward Wilmington, Newark, or the Route 1 corridor
- Like a small town feel with farms and open space nearby
- Are comfortable with a working agricultural area and everything that comes with it
It may not be the best fit if you need a quick train ride into Philadelphia every day or want to walk to a busy downtown. In that case, take a look at nearby Kennett Square, which has a livelier main street a short drive away.
Get Ready Before You Shop
My best advice is the same for every town: get your financing in order first. A full preapproval tells you exactly what you can afford, what your real monthly payment looks like with Avon Grove or Kennett taxes, and how much cash you need to close. It also makes your offer stronger. Our post on mortgage preapproval in Chester County explains what to expect.
